Job Description

Key Responsibilities:

  • Manage a residential property portfolio, ensuring a high level of service is provided to landlords and tenants.
  • Maintain regular and professional communication with property owners, tenants, contractors, and internal stakeholders.
  • Respond to rental enquiries via phone and email in a timely and professional manner.
  • Coordinate leasing activities, including advertising vacant properties, processing tenancy applications, and facilitating tenant onboarding.
  • Monitor and manage rental arrears, maintenance requests, and tenancy matters, ensuring prompt resolution and follow-up.
  • Conduct routine inspections, entry condition reports, exit inspections, and property assessments as required.
  • Coordinate repairs and maintenance works, liaising with contractors, tenants, and owners to ensure timely completion.
  • Prepare and maintain accurate tenancy documentation, records, and property files in accordance with legislative requirements.
  • Provide regular updates and advice to property owners regarding tenancy matters, maintenance issues, and property performance.
  • Manage tenancy transitions, including lease renewals, vacates, final inspections, and re-leasing activities.
  • Handle tenant and owner enquiries, complaints, and emergency situations professionally and efficiently.
  • Ensure compliance with all relevant tenancy legislation, industry regulations, and company policies.
  • Stay informed of changes to residential tenancy legislation and industry best practices.
  • Support the broader team and undertake other reasonable duties as required by management.

Desired Skills and Experience

 

Skills & Experience:

  • Minimum 3 years’ experience in Property Management, with demonstrated experience managing residential property portfolios.
  • Current Queensland Real Estate Licence or Registration Certificate.
  • Experience using property management software, such as PropertyMe or similar platforms.
  • Intermediate to advanced proficiency in Microsoft Office Suite, including Word, Excel, PowerPoint, and Outlook.
  • Excellent verbal and written communication skills, with the ability to engage effectively with landlords, tenants, contractors, and stakeholders.
  • Strong interpersonal and customer service skills, with a commitment to delivering exceptional client experiences.
  • Demonstrated ability to build and maintain professional stakeholder relationships through a collaborative and solutions-focused approach.
  • Highly developed organisational and time management skills, with the ability to manage multiple priorities and meet deadlines.
  • Strong problem-solving, troubleshooting, and conflict resolution capabilities, with the ability to exercise sound judgement and initiative.
  • Ability to work independently while contributing positively to a high-performing team environment.
  • Full Australian working rights.
  • Current and valid Queensland Driver License.
