About the Role:
Cllix Apartments & Hotels is seeking an experienced Head of Body Corporate & Strata Relations to lead all strata, body corporate, and committee engagement across our growing national portfolio.
This is a senior leadership role responsible for providing strategic oversight, strengthening governance frameworks, ensuring legislative compliance, and supporting operational excellence across strata-governed properties.
As the organisation’s subject-matter expert in strata governance, you will influence key building decisions, capital works planning, operational alignment, and owner/committee relationships.
Key Responsibilities
Bodies Corporate & Committee Leadership
Act as the senior liaison for all bodies corporate, strata managers, committees, and owner groups
Represent Cllix at AGMs, EGMs, and committee meetings
Build and maintain strong, strategic relationships with committees across all properties
Ensure the organisation’s interests are professionally and clearly represented
Governance, Compliance & Risk
Ensure compliance with the Body Corporate and Community Management (BCCM) Act (QLD) and relevant interstate legislation
Oversee by-law interpretation, documentation standards, compliance tracking, and issue escalation
Develop consistent governance practices, policies, and training frameworks
Strengthen risk management controls across strata-governed properties
Operational Support & Strategic Alignment
Support General Managers and onsite teams in managing strata-related matters
Provide expert advice on capital works, shared facilities, maintenance, and defect matters
Ensure operational alignment and consistent communication across the portfolio
Portfolio Oversight & Process Improvement
Lead portfolio-wide strategies to enhance compliance, relationships, and efficiency
Conduct annual reviews of body corporate engagement and governance stability
Implement improved systems, templates, reporting frameworks, and communication protocols
New Property Onboarding
Conduct strata due diligence for new properties entering the portfolio
Identify compliance risks, by-law implications, and operational impacts
Guide seamless integration to ensure full governance compliance from commencement
Desired Skills and Experience
About You
You are a senior professional with deep expertise in strata governance and building management within a hospitality, property, or mixed-use environment.
Essential Experience:
Strong working knowledge of Australian strata legislation (QLD essential; multi-state advantageous)
Experience representing organisations at committee or board level
Demonstrated expertise in dispute resolution and stakeholder negotiation
Experience supporting capital works and major building initiatives
High-level communication, diplomacy, and commercial acumen
You are confident, strategic, and solutions-focused, with the ability to balance governance integrity and commercial priorities.
